So, you’re thinking about buying a new home? OR you’re are a first-time home buyer and new to the market?

Either situation you are in, I can help you all the way from start to finish, making it a stress free and exciting experience! With my “Buying With You” plan I take the stress, pressure, and emotion out of the transaction and just let you explore possible options until we find the PERFECT MATCH!

1. Deciding what your budget will be.

Before you dive right into actively looking at homes, it is always a good idea to know what you can spend on a new home. Keeping in mind what you want to put down a new home and if you plan to do any renovations to it. Talking to your mortgage specialist is a great first place to start. If you don’t have a mortgage specialist or are unsure as what direction to go in with one, I have an expansive selection of Mortgage Specialist for you to choose from.

2. Deciding what you WANT/NEED in a home.

So, now you have found out how much you are comfortable spending on home, that’s great but that’s only step one! Now you need to decide what you want or need in your new home, such as bedroom numbers, finished basement, square footage, style ect. Remember your home is the biggest investment you will make in your life, so you want it to be exactly what you want!

3. LOCATION, LOCATION, LOCATION

Now that you have let me know what you need/want out of a new home, I need to know if you have specific areas in the city you would like to live… either neighbourhoods or areas. After we have narrowed down your location of interest, I will put together a search with your criteria and see what I find!

4. Seeing your options.

I have now input the search criteria based on the info you have given me and I have went through and compiled a list of say 6 homes I think would be a great fit for you, I will then send them over to you via email or we can sit down in person and go through them together. At this point you will then decide which ones spark your interest to actually view in person!

5. FIRST IMPRESSIONS

Once we have narrowed down to the ones you want to view, I will book appts for us to go view the homes. After we have viewed the homes you liked we can then decide if we need to go back to the drawing board, book a second showing, or possibly write an offer.

6. YOU FOUND THE ONE.

We’ve found the one for you! Its checks all your boxes and crosses all your T’s! From here I will draw up an offer and go over it with you, we will decide on an offer amount you are comfortable with, a possession day that works for you and a date to remove conditions on your new home. I will then present the offer to the selling realtor and we will negotiate from there, always keeping you in the loop. Once we have found a common ground and the offer has been accepted you are officially pending!

I will be advocating and supporting you throughout your entire journey of purchasing a new home, I do all the negotiating to get you the best deal and take the emotion out of the transaction. I would love to work with you and find you your new dream home!
