I will guide you through the entire process from start to finish with my uniquely customized plan to fit you and your home. My strategy will get your home  maximum exposure in todayʼs market and be seen by all potential and motivated buyers.

1.  FINDING THE RIGHT PRICE:
I will design a custom and unique marketing plan with an effective price point
that’s suited for the current market within your area. A home that is priced right from the beginning ultimately generates more interest, possible offers and can improve the final sale price. With that being said, you also have to be comfortable with the listing price of your home, what you need to get out of it, and what your final price will be. I will work will you on these factors to determine the value of your home to maximize your return on investment. I will prepare and bring a CMA summary that takes into account actively searched price points and home values in your area, it will include sold listings, expired listings and currently active properties that’s are a good comparable to your home.

2.  MAXIMIZING THE EXPOSURE:
Once we have decided on a listing price that you are comfortable with, I will
go ahead and prepare a listing that emphasizes your homes uniqueness and
sellable attributes. I will have professional photos done of your home as well as
interior videos, virtual tours, exterior videos and drone footage. Your home will be professional measured to RMS (Residential Measurement Standards) to determine the most accurate Square Footage. I will then list your home live on MLS, realtor.ca and my website which puts it in front of other realtors as well as potential buyers. I will put out strategically placed signage to maximize exposure to everyday life, customized highlight sheets will be done and placed in your home for potential buyers to have when they come to view your home. Lastly to even further the exposure I will incorporate open houses, paid advertisement and publications, as well as social media marketing to make sure I have targeted every potential buyer.
